Upon request, we will provide you with a complete “due-diligence investor package”. This package includes, but is not limited to: lender purchaser disclosure statement, preliminary title report, loan application, certified appraisal, lenders instructions, copy of note, copy of deed of trust, credit report, income verification, truth-in-lending, hazardous materials certificate and indemnity agreement, agreement to procure a loan & lender-borrower escrow instructions, multiple lender addendum to lender purchaser disclosure statement, purchaser disclosure, loan servicing agreement, and fire insurance. Only after your review of all applicable documents and the decision that the investment is appropriate for you (and after you have read and understand the California Department of Real Estate’s “Trust Deed Investments – What You Should Know” guidelines) should an investment be made.
